Unintended Consequences of Residential Tenant Protections Law

Last year, Washington State passed SB5600 which changed the language around notices to pay or vacate. The change from a 3-Day notice to a 14-Day notice was intended to offer tenants in risk of eviction an opportunity to find assistance to remain in their units and pay their rent. The law, however, had some unintended consequences. Landlords began issuing repeated 14 day notices because tenants who received 3 or more notices in a 12 month period are not protected under the new law.

The increase in notices caught the attention of Legislators who are considering modifications to the law. We’ll keep you posted as updates become available.
